Every law firm the SRA authorises, taken from the regulator's own firm data feed on 15 September 2026, with offices, the areas of law each firm reported to the SRA and, for the 3,450 firms that report residential property work, a link to the prices they must publish under the SRA Transparency Rules. Grouped by local authority district, no rankings, no sponsorship.

How SRA regulation works

The Solicitors Regulation Authority authorises firms in England and Wales in three forms. A recognised body is a firm owned and managed by lawyers (6,192 here). A licensed body, often called an alternative business structure, may have non-lawyer owners or managers (1,351). A recognised sole practice is one solicitor practising on their own account (1,307). All three carry the same SRA number system, the same Standards and Regulations, compulsory professional indemnity insurance and access to the Legal Ombudsman and the SRA Compensation Fund. Every firm here had authorisation status YES on the snapshot date; firms that have ceased, been revoked or intervened in are excluded, as are the roughly 14,000 unregulated organisations that employ solicitors but are not themselves SRA-authorised.

2,405 firms run more than one practising office, and 5,466 carry a company registration number that matched a Companies House record, which the firm pages show as dated facts alongside the SRA entry.

What "areas of law reported to the SRA" means

Once a year each firm tells the SRA which of 26 areas of law it delivered. The SRA publishes those answers on its register with the caption that they are "the areas of law that the law firm has told us they delivered, in an annual report". This site uses exactly that meaning: a reported area is a statement about past work, self-declared, up to a year old. It is not a specialism, an accreditation or a promise that the firm will take your matter. 570 firms have no areas recorded, almost always because they were authorised after the last return.

The Transparency Rules: prices must be published

Since December 2018, and in their current form from 11 April 2025, the SRA Transparency Rules require any authorised firm that advertises residential conveyancing (freehold or leasehold sale or purchase, mortgage or remortgage) to publish on its website the total price or a range, the basis of its charges, who does the work and their experience, likely disbursements, VAT treatment, and the stages and timescales. The same duty covers uncontested probate, immigration applications, motoring offences at the magistrates' court and unfair-dismissal claims. Firms without a website must provide the information on request. That is why every conveyancing firm listed on this site links out to its own website: the price is the firm's published figure, not ours. Rule 1 of the SRA Transparency Rules makes publishing conveyancing prices compulsory, not optional, for any authorised firm that advertises residential conveyancing to the public. 3,450 of the firms on this register report residential property work, so the rule bites on all of them. The interesting question is not what the rule says but which firms you can actually check before you pick up the phone.

So we went and looked. On 28 August 2026 an automated read of 1,502 of those firms' own websites found a conveyancing price page on 743 of them, 411 of those setting the fees out in a table rather than a sentence. Those 743 firms carry the badge, on their own firm page and on the 276 town pages where they have an office. The link goes straight to the firm's page, never to a quote form of ours: the price you read is the firm's own published figure.

What a missing badge does not mean. It means our check did not verify a price page, and nothing more. 246 firms had a pricing page whose conveyancing scope we could not confirm, and they get no badge because a badge should mean one specific thing. 1,948 conveyancing firms have not been checked at all yet, since the first crawl covered the 23 city areas. A page can also move, sit behind a menu our reader did not open, or be published as a PDF. None of that is evidence a firm is breaking the rules, and this site never says it is.

Towns are local authority districts (the ONS admin district of each office postcode), so every office lands in exactly one town and the boundaries are official. A town page exists where at least five firms report residential property work; 10 smaller districts fall below that line and their firms appear on the nearest city page and on their own firm pages. Figures are conveyancing firms / all authorised firms with an office in the district.

Questions about the register

How many SRA-regulated law firms are there in England and Wales?
The SRA's firm data feed listed 8,850 authorised firms with a head office in England or Wales on 15 September 2026: 1,307 recognised sole practices, 1,351 licensed body, 6,192 recognised body firms. 432 of them were authorised in the twelve months before the snapshot.
How many firms do residential conveyancing?
3,450 firms (39%) told the SRA in their most recent annual return that they delivered residential property work. That figure is self-reported and lags by up to a year, so a firm missing from the list may still take conveyancing instructions; check its website or ask.
What does "areas of law reported to the SRA" mean?
Each authorised firm files an annual return listing the areas of law it delivered in the previous year, from a fixed list of 26. The SRA publishes those answers on its register and through its data feed. 8,280 of the 8,850 firms here have at least one area recorded; the rest are mostly newly authorised firms that have not yet filed. The list is a description of past work, not a service menu, a specialism claim or a quality mark.
Where is the largest concentration of conveyancing firms?
London has the most firms overall (3,150, of which 931 report residential property work). By district, City of London leads with 178 conveyancing firms among 756 authorised firms.
Do these firms have to publish their conveyancing prices?
Yes. Rule 1 of the SRA Transparency Rules requires any authorised firm that advertises residential conveyancing to individuals to publish its prices, the basis of its charges, likely disbursements, VAT treatment and the stages and timescales of the work, in a prominent place on its website. Firms without a website must give the same information on request. 7,372 of the firms here list a website in the register. We read 1,502 of those websites on 28 August 2026 and verified a conveyancing price page on 743 of them; those firms carry a "Prices published" badge on the town pages. A firm without the badge is one we could not verify, which is not the same as a firm that publishes nothing.
What does the "Prices published" badge mean?
It means our automated read of that firm's own website found a page setting out its conveyancing prices, and confirmed the page covers conveyancing rather than some other service. 743 firms carry it, 411 of them with an itemised fee table. It is not a rating, a recommendation or a judgement on the price itself: a badge only tells you the figures are there to read before you make contact. A further 246 firms had a pricing page whose conveyancing scope we could not confirm and get no badge, and 1,948 conveyancing firms have not been checked yet.
Is this list a ranking or a recommendation?
No. Firms appear in the order the data gives (distance from a town centre, or alphabetically), with no ratings, sponsorship or paid placement. The SRA does not endorse this site. Verify any firm on the SRA register before instructing it, and compare at least three written quotes.
